Welcome to Smallwood: A Community Like No Other

Congratulations on your decision to buy a home in Smallwood! Whether you're looking for a full time, year-round home, a second home, or a seasonal getaway, this community offers a beautiful lake, unique charm, up to date facilities, and countless ways to connect with nature and neighbors alike.

The best way to make the most of your Smallwood home is by joining the Smallwood Civic Association (SWCA). Membership opens the door to private amenities, vibrant events, and a community energy that truly sets Smallwood apart. We have a history of great events, social gatherings and member benefits - but each year we consider exciting new initiatives. SWCA members often provide new ideas and initiatives that benefit the organization and everyone's quality of life. You can shape your Smallwood experience in the relaxing and beautiful southern tier of the western Catskills.

How to Become a Member

Joining the SWCA is easy and straightforward.

  1. Check Your Property Eligibility: Membership is available to homes within the Association's boundaries. View the Boundary Map on this page. It delineates the areas from which those owning a single-family-home are eligible to apply for membership.
  2. Apply to Become a Member: Provide proper documentation of ownership (an executed deed is required) of a single-family-home within the delineated area as defined by that boundary map. Fill out the form & pay non-refundable application fee.
  3. Submit Membership Initiation Fee: Pay a one-time initiation fee of $750.00 that is earmarked for the care of Mountain Lake via the Lake Capital Improvement Fund.
  4. Pay 1st Year's Membership Dues: Annual dues help maintain the facilities and fund community events. These dues ($350 for membership alone) are a small price for the value and experiences they unlock.
  5. Start Enjoying Your Membership: Once you’ve joined, you’ll receive access to the facilities, a calendar of events, and everything you need to make the most of your Smallwood home.

Life in Smallwood: More than Just a Home

Living in Smallwood means more than owning property—it means becoming part of a generational legacy wher'community' genuinely matters. Our community thrives on shared experiences, whether it's a peaceful morning paddle or a fishing trip with family, friends or a neighbor on Mountain Lake, a game of pickleball or relaxing at the beach in the afternoon, or a laughter-filled cookout for the kids during “Open Rec Night” at the Lodge and Park Complex.

Membership in the SWCA not only enhances your home ownership but also ensures that you’re contributing to the care and preservation of the heartbeat of our community - Mountain Lake and its environs.

We've devised this process to ensure uniformity and fairness in access to the SWCA and are happy to provide assistance.
